In short
- Enter 2 or 3 written bids and see price per stall and per sq ft side by side.
- It lists what each bid leaves out: site work, slab, stall gear, mats, electrical, water, wash rack, engineering, permits.
- A lower total is not a lower price if the bid covers less work. The gap list shows where.
- No prices from us: it only does arithmetic on your own bids.
This horse barn builder bid comparison calculator helps Ocala and Marion County owners line up bids that rarely match. Enter each bid's price, stalls, footprint, warranty and inclusions. It divides the price and flags what one bid covers that another does not. It is a planning aid, not advice on which builder to hire. How the numbers are worked out
| Result | Formula | What it can and cannot tell you |
|---|---|---|
| Price per stall | Total price divided by number of stalls | Includes every item in the bid, so a bid with site work and a wash rack looks higher |
| Price per sq ft | Total price divided by barn footprint | Shows the cost of the whole building, aisle and rooms included |
| Sq ft per stall | Footprint divided by stalls | Flags plans that are not alike. Our cost guide uses about 375 sq ft per stall as an illustration only |
| Gap list | Items one bid includes that another does not | Only as good as the written bids you typed in |
Watch out: a lower price per stall can mean a shorter scope, not a better deal. Our cost guide notes that clearing, grading, fill and drainage vary by parcel and are often left out of per-square-foot figures.
What the gap list is checking
- Site prep and pad. Clearing, grading and drainage are often a separate contractor. See site soils in Marion County.
- Slab, stall gear and mats. Ask what the aisle surface is and whether fronts, partitions, doors and mats are priced. See stall flooring in Florida and doors and hardware.
- Electrical and lighting. Ask what is wired and who runs power to the barn. See electrical and lighting.
- Water and wash rack. Lines, hydrants and drainage are easy to leave out. See water and power and wash rack drainage.
- Tack and feed rooms. Ask whether they are framed only or finished. See tack and feed room design.
- Engineering, permits, fire and lightning. Ask who handles each. See Marion County permits and fire safety.
After you compare
- Ask for the missing items in writing.
If Bid A includes the wash rack and Bid B does not, ask Bid B to price it, or confirm who will.
- Re-run the calculator.
Add each missing item to its bid so the totals cover the same work.
- Check the warranty.
A term in years says little without coverage details. Read what to check in a horse barn builder warranty.
- Protect your payments.
Tie payments to finished stages and get lien releases. See Florida construction liens.
- Choose with the full picture.

Frequently asked questions
How does the horse barn bid comparison calculator work?
You enter each builder's total price, number of stalls, barn footprint in square feet, warranty years and which items the written bid includes. It divides the price by stalls and by square feet, and lists items one bid includes that another leaves out. It uses no outside prices.
Is the lowest price per stall the best horse barn bid?
Not necessarily. A bid that leaves out the slab, site work, electrical or engineering can look cheaper per stall while pushing real costs onto you later. Compare only after each bid covers the same list of items, and ask for the missing pieces priced in writing.
Why enter both stalls and square feet?
Two bids with the same number of stalls can differ a lot in aisle width, tack and feed rooms, wash area and storage. Price per stall hides that, and price per square foot shows it. The calculator also shows square feet per stall so you can spot plans that are not alike.
Does this tell me what a fair horse barn price is?
No. It only compares your bids with each other. For planning ranges, use our Ocala horse barn cost guide and cost calculator, which are estimates, not quotes.
