In short
- This build a horse barn vs board calculator shows how many years until owning costs less than boarding.
- You type the build cost, your yearly upkeep and the board you pay now.
- Add the feed and bedding you would buy at home, since board often includes them.
- Optional loan: give a rate and term to see the break-even with a monthly payment.
- Every price is yours. We add no market figures.

| Item | Amount |
|---|
How the numbers are worked out
| Item | How we calculate it |
|---|---|
| Loan | Build cost times the share you borrow (100 minus cash percent) |
| Cost of owning, per month | Yearly upkeep divided by 12, plus feed and bedding per horse times horses, plus the loan payment while the loan lasts |
| Cost of boarding, per month | Board per horse times number of horses |
| Break-even | The first month your running total for owning, plus cash up front, is equal to or lower than your running total for boarding |
| Range | Best case lowers build cost, upkeep and feed by your percent and raises board by it. Worst case does the opposite |
The cheaper-looking side may not be the cheaper side. A board price that includes feed, turnout and stall care is not comparable to a barn that you also have to feed, clean and staff. Fill in the feed box and count paid help in upkeep, then compare.
What this calculator leaves out
- Land and site work. Fencing, water, power and the driveway are often outside a barn quote. See the cost guide.
- Permits. Rules for a farm barn differ from other buildings. See Marion County permits.
- Your time. Daily chores have a cost even when no one sends a bill.
- Resale and property tax. A barn may add value or tax. Ask the county and a local agent.
- Price changes. Board, hay and materials move. Re-run it with new quotes.

Frequently asked questions
How does the build-vs-board calculator work?
It adds up what you would spend each month to own the barn (upkeep, feed and bedding you buy yourself, and a loan payment if you borrow) and compares the running total with what you would pay in board for the same horses. The break-even is the first month your total for owning is equal to or lower than your total for boarding.
Where do I get the board number?
From the barns you would actually use. Ask two or three for a written monthly price per horse and write down what it includes: feed, bedding, turnout, stall cleaning, blanketing. Board prices vary a lot by barn and service, so we do not publish one.
Why is there a box for feed and bedding at home?
Board usually includes feed and stall care. When you keep horses at your own barn you buy hay, grain and bedding yourself, and either do the work or pay someone. Leaving this blank makes owning look cheaper than it is. Our hay calculator can help you size the feed.
Does the answer include land, fencing or my own labor?
No. Land, fencing, arena, water and power to the site, permits and your time are not in the calculator unless you add them to the build cost or the yearly upkeep box. See our horse barn cost guide for what often sits outside a barn quote.
Is this a quote or financial advice?
No. We are a referral service, not a builder or lender. The calculator only multiplies and adds the numbers you type in, and it does not know what your barn will cost or what a lender will offer.
